Contractor vs Consultant: Which One Do You Need?

I work as both a building envelope consultant and a contractor, so I get asked this a lot: do I need someone to fix it, or someone to figure out what is wrong? The answer depends on whether you already know the cause.

When You Need a Contractor

If you know what needs to be done, you need a contractor. New windows, a roof that is at the end of its life, new siding, a remodel. A good contractor gives you a clear price and scope, does the work to the manufacturer’s specifications, and handles the details that keep water out.

When You Need a Consultant

If you have a problem and nobody can tell you why, you need a consultant. Examples:

  • A leak that has been “fixed” more than once and keeps coming back.
  • Stains, rot or mold and no obvious source.
  • Two contractors giving you two very different answers.
  • An insurance claim where the cause and timing of the damage matter.
  • A condo association or property manager who needs an independent report before spending money.

A consultant investigates, tests and documents. That can mean infrared thermography, moisture readings, water testing and opening up a small area to see what is really happening. You get a written report with what was found, what it means and what to do about it, in order of priority.

Why Finding the Cause First Saves Money

Without an investigation, the fix is a guess. It is common for homeowners to re-roof to stop a leak that turns out to be coming from a window, or to replace siding on a wall where the real problem was missing flashing at a dormer. An investigation costs less than doing the wrong repair, and sometimes the answer is that you do not need the big job at all.

Doing Both

Because GCR does both, we can investigate the problem, write the repair scope and, in Rhode Island, do the repair. If you would rather get bids from other contractors, the report and scope are yours to use. Full investigations with a written report start at $3,500, and smaller consultations are billed at $150 per hour.
