Providence has some of the oldest housing in the state. Census figures show about 75 percent of homes were built before 1970, and most housing is multi-family. Triple-deckers were a common style from 1880 to 1930, and neighborhoods like Smith Hill still have fine rows of them, alongside Victorians and early 1900s homes.

Permits and Historic District Rules in Providence

Permits go through the Providence Department of Inspection and Standards, (401) 680-5201, with applications filed online. Under the state building code, replacing a full window (frame and sash) requires a permit. We pull the permits for our work.

The Providence Historic District Commission (PHDC) reviews exterior changes in local historic districts including College Hill, Armory, Broadway, North and South Elmwood, Power-Cooke Street, Stimson Avenue and Wanskuck. A building permit for exterior work in those districts needs a Certificate of Appropriateness or a letter of exemption. PHDC guidelines say vinyl windows are generally not acceptable substitutes for wood windows, and vinyl or aluminum over original siding is discouraged. Like-for-like repairs are usually approved by staff. We will plan your project around those rules.
