Rhode Island Roofing Contractor

Roof Replacement, Flat Roofs and Leak Repair

Asphalt shingle roofs and TPO, PVC and EPDM flat roofs, installed by a building envelope consultant who knows where roofs leak.

Asphalt shingle roofs run $600 to $650 per square. TPO, PVC and EPDM flat roofs are priced after an inspection. Financing available.

Most roofs do not leak in the middle of the shingles. They leak at the details: chimneys, side walls, skylights, vents, valleys and edges. We install every roof with those details done right, because that is where we find the problems when we investigate leaks on other people's roofs.

Roofing Systems We Install

  • Architectural asphalt shingles: GAF and CertainTeed, the standard for Rhode Island homes, installed with ice and water barrier, underlayment, new flashing and drip edge.
  • TPO: a white single-ply membrane for flat and low-slope roofs.
  • PVC: a durable single-ply membrane with welded seams for flat roofs.
  • EPDM: rubber membrane roofing for flat roofs, porches and additions.

Flat roof pricing varies with the size, drainage, deck condition and detailing, so TPO, PVC and EPDM roofs are priced after we inspect them.

    Where Roofs Actually Leak

    Side walls and dormers

Step flashing has to be installed piece by piece and the shingles cut back per the manufacturer's details. When it is not, the wall below rots, even on a new roof.

    Chimneys

Step and counter flashing that is loose, caulked over or missing lets water run down inside the chimney chase.

    Penetrations

Vent pipes, exhaust fans and skylights with failed boots or no flashing at all.

    Eaves and valleys

Without ice and water barrier, ice dams push water up under the shingles every winter.

    How We Replace a Roof

    • Tear off the old roofing down to the decking and protect the house and landscaping.
    • Inspect the decking and show you what we find, with photos.
    • Replace only the bad decking, at $100 per sheet.
    • Install ice and water barrier at the eaves, valleys and around penetrations, and underlayment over the rest.
    • New flashing at walls, chimneys, vents and skylights, and new drip edge.
    • Check attic ventilation so the roof and attic stay dry.
    • Install the shingles to the manufacturer's specifications, then clean up and walk the job with you.
Sometimes you do not need a new roof. If the shingles are still lying flat, holding their granules and the problem is one flashing detail or a damaged area, we will tell you. We have told owners their roof had years left and only needed a targeted repair.

What Does a New Roof Cost?

Our asphalt shingle roofs typically run $600 to $650 per square. The size we see most often is about 18 squares, which comes to roughly $10,800 to $11,700. Plywood decking is replaced only where needed, at $100 per sheet. TPO, PVC and EPDM flat roofs vary too much to price without seeing them, so we inspect the roof first: the size, drainage, the deck underneath, and every edge, wall and penetration detail. See our roof pricing for details.

    Roof Leaks and Insurance Claims

If you have a leak, we find the cause before anything gets torn off, using inspection, infrared and moisture readings. For storm damage, we document what we find with photos and a written report and can meet your insurance adjuster on site. For a full investigation, see our building envelope and leak investigation page.

    Frequently Asked Questions

What warranty comes with a new roof?

The GAF or CertainTeed manufacturer warranty for the shingles and system installed, plus a 2-year GCR labor warranty on the workmanship.

How much does a new roof cost in Rhode Island?

For an architectural asphalt shingle roof, our price is typically $600 to $650 per square (100 square feet). A typical 18-square roof runs about $10,800 to $11,700, plus any plywood decking that needs replacing at $100 per sheet. See our roof pricing page for details.

Do I need a new roof, or can it be repaired?

It depends on what is failing. If the shingles are still lying flat and holding their granules and the problem is a flashing detail or a damaged area, a repair can be the right call. If the roof is cupping, curling or leaking in several places, replacement is usually the better value. We will tell you honestly which one you need.

    What shingles do you install?

We install GAF and CertainTeed architectural asphalt shingles, with new underlayment, ice and water barrier, flashing and drip edge, installed to the manufacturer specifications.

What flat roof systems do you install?

TPO, PVC and EPDM membranes for flat and low-slope roofs, porches, additions and dormers. We will recommend the system that fits the roof, the details and your budget. Flat roof pricing varies a lot with the size, drainage, deck condition and detailing, so we price them after an inspection.

    Why is decking priced separately?

Nobody can see the decking until the old shingles come off. Many older Rhode Island homes have rotted, delaminated or too-thin boards. Instead of padding every estimate, we replace only what is needed at $100 per sheet and show you what we found.

Can you find out why my roof is leaking?

Yes. Most roof leaks are at flashing: chimneys, side walls, skylights, vents and valleys. We inspect, use infrared and moisture readings when they help, and tell you what is causing it before we recommend a fix.

Do you offer financing for a new roof?

Yes. Through Wisetack you can finance your roof and pay over time, and checking your options does not affect your credit score.
