Who Hires Us in Massachusetts
- Condo associations and property managers with leaks that keep coming back after repairs.
- Homeowners who want to know where the water is really coming from before they pay for a new roof, siding or windows.
- Architects and general contractors who need an independent look at a building enclosure problem.
- Attorneys and owners who need the cause of water damage documented in a written report.
- Buyers and sellers who want a second opinion on an inspection report.
We work on single-family homes, multifamily buildings and commercial buildings. In Massachusetts our work is consulting and investigation only: we find the cause, document it and write the repair scope. Construction work by GCR is performed in Rhode Island.
What We Investigate
- Roof leaks, including roof-to-wall flashing, chimneys, skylights and valleys
- Window and door leaks, failed sill flashing and sealant joints
- Wall leaks behind siding, trim and masonry
- Water barrier and flashing problems at transitions
- Moisture damage, rot and staining that keeps coming back
- Air leakage and heat loss
How We Investigate
- Review the history: what you have seen, when it leaks, past repairs, drawings and prior reports.
- Visual inspection of the roof, walls, windows, doors, flashing and sealants, inside and out.
- Infrared thermography to find temperature patterns that point to moisture or air leakage.
- Moisture meter readings to confirm wet materials.
- Controlled water testing when the leak has to be reproduced to pinpoint the source.
- Exploratory openings when the concealed condition has to be seen.
Infrared does not measure moisture. We use it to decide where to look, confirm with readings, and say plainly when the full extent will only be known once the wall is opened.
What You Get
- A written report: what we observed, what it means and what we recommend
- Photos and infrared images of the problem areas
- Repairs listed in order of priority
- A preliminary repair budget when you need one
- A repair scope you can use to get comparable bids from Massachusetts contractors
Repair Design and Construction Oversight
Once the cause is understood, we can write the repair details and scope of work, help you compare bids, answer contractor questions and observe the work during construction so the repair is built the way it was designed.
